Something I tell my clients often—though it can be an unpopular opinion—is that your agency team will never replace your in-house marketing team. Each role should have its own unique skill set, and there are certain key marketing functions that operators should keep in-house.

For example, social media, brand development, and content creation are best managed internally. Operators know their brand best—they understand the tone, the uniqueness of each community, and how to create content that aligns with their messaging. They are also best positioned to curate social media content that reflects daily life in the community.

To build trust, provide authentic insight into the community, and ensure brand alignment, your in-house team should lead execution and strategy. However, agency partners can be invaluable for specialized skills such as SEO, pay-per-click advertising, and marketing automation. By balancing internal expertise with external support, operators can create a strong, effective marketing strategy that maximizes their reach and engagement.
